We at Stocker and Watts Inc., ("Company") value your privacy and strive to only utilize and/or store your Personally Identifiable Information ("PII") for business requirements related to your past, present, or future transactions. We do not sell your information to third-party marketing entities. Please read on for details.

Applicability

This Privacy Policy applies to the Company and its related Internet Domain(s) as noted above. We are not going to pretend this policy covers everything, so always feel free to contact us if you have any questions, comments, or concerns. You may even find that we are great humans to deal with.

Please note that the Company absolutely will not discuss PII until the individual contacting us provides recent and conclusive proof of identity which may include phone, video, and in-person verification with tangible identification evidence in multiple forms such as with a state ID, drivers license, passport, etc..

Children / Minors & Incapacitated Adults

The Company is in the business of Real Estate, which by law and virtue requires the reasoning of a capable adult human, thereby making this site meant only for such individuals. Children / minors & incapacitated adults should not interact with this site and/or the Company and should be precluded from doing such by their responsible caretaker.

Non-Discrimination & Non-Retaliation

We like to believe we're great humans and want you to know that your decision to act upon any privacy choices will not cause the Company to discriminate or retaliate against you in any manner or form. Cookies: Tracking

The Company does not implement Internet tracking cookies. Tracking cookies are persistent cookies utilized to track activity across many related and/or unrelated websites, collecting and aggregating data to build user profiles for marketing and solicitation purposes. Cookies: Authentication & Authorization

The Company may utilize secure HTTP session (private) cookies as part of a login system to provide methods to access sensitive resources. This is a common practice and part of the essential security mechanism behind website login authentication and authorization. Secure session cookies used for "auth" are not utilized to collect PII or build profiles.

Cookies: Environmental

The Company may use private session cookies to test basic environmental and experience capabilities. These may be essential to setting up an optimum visitor experience. Such cookies are private and not used to collect PII or build profiles.

Do Not Track (DNT) Signaling & Requests

The Company does not intentionally track you in order to provide specific targeted advertising. Therefore, the Company does not respond to, acknowledge, or work with DNT signaling and/or similar requests.

Internet Protocol Addresses (IP)

IP Addresses are utilized to identify computers, networks, and other equipment on the Internet so servers know where to route (return/send) resources to. For businesses, the public IP is likely provided by your IT/network administrator and is the same for all employees. For consumers, the public IP is likely provided by your residential or mobile service provider and shared among everyone using that service. IP Addresses: Logging

The Company logs IP Addresses in server files along with date, time, and resource (i.e. page) accessed. Such logs do not contain or relate to any PII. The use of IP Addresses in server logs is critical for the Company to ensure proper and legal technical operations, including for site security, anti-hacking, debugging, and auditing.

E-Mail

Unless using specific encryption, e-mail is generally not secure and is usually transported over plain text often stored in many systems out of the control of any single entity, including you or the Company. You should never believe e-mail to be private or secure and consider anything sent or received as such. Never send any sensitive details such as social security numbers, banking information, passwords, or other similar information via standard e-mail.

E-Mail: Marketing

We may send you e-mails related to interactions with the Company or even to entice you to do more business with us, or even help promote us. You're always welcome to have us stop, just let us know. Additionally, non-targeted (i.e broadcast / mass-market) e-mails will have an unsubscribe link on them.

Contact Forms

Data from contact and/or message forms may either; a] be converted to e-mail and sent as such (e-mail) to the appropriate individual, or b] programmatically entered into our customer relationship manager (CRM) system for future contact. Essentially, the web form is just an interface for the e-mail sender or CRM form, and aside from errors which may create debug/log files containing message data, such form data is not otherwise intentionally stored or distributed. Never send any sensitive details such as social security numbers, banking information, passwords, or other similar information via contact forms.

The Company intends to only collect essential information related to your business relationship, whether potential or actual. You can do a Google search, but generally such data includes that information which can uniquely identify and individual person, including but not limited to; phone number, social security number, date of birth, etc..

As the Company intends to only collect essential information related to your business relationship, there generally would be nothing to be deleted. For instance, transaction information which makes up most records will be kept for multiple years to satisfy applicable legal retention rules, tax laws, and other business regulatory requirements. Additionally, CRM information will be kept in perpetuity until no longer valid. Just contact us to discuss any information that you would like deleted.

The Company cooperates with government and law enforcement officials to enforce and comply with the law. You may be provided security credentials (i.e. username & password) to access sensitive Company resources. The Company requires that you use a password unique to just the Company (i.e. not reused), keep such credentials in the strictest of confidence, not distribute them, and ensure they are stored securely such as with encryption and/or a reputable password management system.

The Company does not maintain its own data management infrastructure (i.e. servers) and utilizes common third-party software-as-a-service (SAAS) platforms to interact with, manage, and store such data. The Company strives to only utilize best-of-breed service providers applicable to the region (USA), and who have shown a track-record of positive business operations for multiple years. You are welcome to contact the Company to get a better understanding of the platforms it utilizes.

Personal Data: Storage

The Company does not maintain its own physical data management infrastructure (i.e. servers), but instead utilizes common third-party Infrastructure as a Service (IaaS), Platform as a Service (PaaS), and Software as a Service (SaaS) solutions to interact with, manipulate, manage, and store such data. Some of the systems may even be designed, created, programmed, scripted, and administered by the Company itself. The Company strives to only utilize best-of-breed service providers applicable to the region (USA), such as with Microsoft Azure Hosting, Microsoft SQL Server, and the like... who have shown a track-record of positive business operations for multiple years. You are welcome to contact the Company to get a better understanding of the platforms it utilizes to store data.

Personal Data: Long-Term Retention

Due to business, regulatory, or jurisdictional constraints and/or requirements, certain data may be subject to long-term retention policies. Contact the Company if you'd like to understand more, and if and/or how this affects you.

Geo-Tracking

The Company does not share or sell your geo-tracking (i.e. location) data.

Social

In the wild west of public social networks, the Company does not pretend to believe anything is private and neither should you. Anything you post publicly will reside in that domain and be accessible to nearly anyone.

Analytics

Currently, the Company uses a very simple server log file that includes date & time, IP Address, resource (i.e. page), and possibly other non-PII data. The Company may directly and/or indirectly utilize a third-party analytics service, such as Google Analytics, to track and manage social campaigns and/or website activity.

Security

The Internet is a very dangerous place, with traffic running through many systems (networks/servers) of unknown origin including Wi-Fi access points, Internet Service Providers, and Telco providers. You should assume your connection is never secure or private unless using validated security services with end-to-end encryption, such as with valid VPNs and/or 256 bit SSL/TLS. Even then there is no guarantee that what you are sending isn't being intercepted, transmitted, or utilized nefariously.

Hacking, Hijacking, Pwning, etc..

Some of the world's largest organizations along with most governments including the United States have become victims of hacking or other malicious actions which often impacts the public through theft of personal data. Almost nothing can be done to defend against the most determined hackers, so we won't pretend systems we use for your data are immune to nefarious activity. To believe you'll be immune to such attacks is ignorant at best. By interacting with us and sharing data, you understand the same and agree to not hold us responsible for actions by any other persons or organizations that result in data being compromised or any other related type of loss.

Website & App Hosting Provider Notice

Like most organizations, the Company doesn't maintain its own physical servers, including that for website & app hosting. Obviously, we can't control what happens with such providers, but strive only to use those that are reputable and have legal jurisdiction within the United States. You should visit our hosting providers and determine your own comfort level as part of your privacy review of us. The primary hosting providers we currently use are:

Region & Jurisdiction

The Company is based out of Sacramento CA (USA), does not directly conduct business outside the United States, and only serves customers in states in which it is licensed to do so. Visitors agree to and acknowledge mutual jurisdiction of the City of Sacramento, County of Sacramento, State of California, and Country of United States.

If you are a California resident, you may ask us to refrain from sharing your personal information with certain affiliates and/or third parties for respective marketing purposes. However, as noted herein, we offer the same abilities to anyone, regardless of state of origin.
